Process for Variances and Permit

Zoning Review

-Prepare drawings for a Zoning Review (show proposed plans elevations, area of GFA existing and proposed, setbacks, etc)

-Apply for a zoning review report from planning (cost to the city 10% of building permit fee or minimum charge)

-Obtain zoning review, either gets you a zoning certificate if ok skip step 2 or shows list of items that do not comply to zoning , these become the list of requested variances.

Committee of Adjustment

-Apply to Committee of Adjustment (cost: to the city approx=$1,500)

-Obtain hearing date (approx waiting time 5-6 months)

-Post notice of public hearing in window.

-Neighbors provided notice and copies of drawings, allowed to attend hearing

-Planning may provide comments or a planning report to the committee (planner may recommend approval or refusal)

-obtain letters of support from neighbours.

-Attend committee hearing.

-Once we have zoning certificate, finish drawings for permit.

-Once Committee approves the requested, variances or we have zoning certificate, finish drawings for permit.

-Obtain structural comments and seal

-Apply for building permit
